The Future of East Gwillimbury

A community-focused gateway transforming Holland Landing, Ontario

Shaping the Future of East Gwillimbury

Project Introduction

At a key crossroads in Holland Landing, Ontario, where East Gwillimbury connects with Bradford, King City, and Newmarket, a new chapter of growth is taking shape. Located along a high-visibility corridor, this landmark development goes beyond traditional commercial space. Instead, it creates a destination that brings community, commerce, and culture together.

As residential neighbourhoods continue to grow, Holland Landing has become a central point for future development. However, access to essential medical, retail, and professional services has not kept pace. As a result, residents often rely on neighbouring municipalities to meet daily needs. This project directly responds to that gap by introducing a vibrant, accessible community hub.

Led by 6ixDev, the development brings together thoughtful planning, purposeful design, and strategic investment. Together, these elements establish a modern identity for Holland Landing while positioning it as a welcoming gateway to northern York Region.

Vision & Mission

At the heart of this project is a clear philosophy: creating stories, not just buildings. Every design decision, from architecture to tenant selection, reflects a commitment to serving the evolving needs of East Gwillimbury’s residents.

Rather than functioning as a standard commercial plaza, the project introduces a curated mix of national anchors, local service providers, and community-focused amenities. As a result, it redefines what a modern commercial centre can be in Holland Landing. More importantly, it creates a place where people can connect, gather, and belong.

This vision aligns with the broader mission of the 6ixGroup of companies. Across all projects, the goal remains the same: deliver spaces that generate long-term value while making a meaningful human impact. By combining economic strength with purposeful design, the project supports both community life and sustainable growth.

Historical & Urban Context

Once a quiet residential area, Holland Landing has evolved into one of York Region’s most strategically positioned communities. Between 2016 and 2021, East Gwillimbury’s population grew by more than 44%, ranking it among Canada’s fastest-growing municipalities.

However, this rapid growth has also exposed gaps in local infrastructure. Essential services such as healthcare, childcare, office space, and everyday retail remain limited. Consequently, residents often travel outside the community for basic needs.

By anchoring these services locally, the project helps rebalance growth. It reduces reliance on surrounding towns while strengthening East Gwillimbury’s role as a self-sustaining hub. At the same time, its central location ensures easy access for neighbouring communities, reinforcing regional connectivity.

Design & Community Features

Holland Landing

The architecture of the Holland Landing Commercial Centre prioritizes both function and experience. Designed with people in mind, the site features landscaped public areas, clear pedestrian circulation, and a cohesive modern aesthetic. Together, these elements complement the area’s natural surroundings while enhancing everyday use.

Inside the development, a diverse tenant mix supports daily life. Medical and wellness offices, cafés, daycare facilities, and professional workspaces all coexist within one integrated environment. Furthermore, the balance between national tenants and local operators strengthens economic stability while preserving community character.

Process — From Vision to Reality

The Holland Landing Commercial Centre reflects more than ten years of planning and collaboration. Throughout the process, developers worked closely with municipalities, consultants, and key stakeholders to align the project with East Gwillimbury’s long-term growth strategy.

Each phase, from infrastructure coordination to tenant curation, supports the goals outlined in the Town’s Official Plan. With approvals now in place, the project has entered its pre-leasing phase. Construction is scheduled to begin in winter 2026 and will be led by 6ixBuild.

Occupancy is anticipated in Q2 2027. At that point, the development will mark a major milestone for Holland Landing, transforming vision into reality and creating a true centre for the community.
